Course curriculum
Module 1: What a land consultant does
Land advisory sits between brokerage, planning and finance. This lesson maps the work: who hires a land consultant, what decisions they need help with, and where the role ends and licensed or engineering work begins.
Module 2: Parcel due diligence
Most land deals fail on facts nobody checked early. Here you build a due-diligence checklist covering title and easements, access, boundary and survey issues, floodplain, wetlands, soils and environmental history.
Module 3: Zoning, plats and land use
Zoning decides what can be built. This lesson covers reading zoning codes and maps, permitted versus conditional uses, setbacks and density limits, and how plats and subdivisions work.
Module 4: Utilities, access and infrastructure
A parcel without water, sewer, power and road access is worth far less than one that has them. You learn how to confirm utility availability and capacity and estimate the cost of bringing infrastructure to a site.
Module 5: Highest and best use and land value
Land value follows what the land can legally and economically become. This lesson walks through the four highest-and-best-use tests and residual land value math at a screening level.
Module 6: Advising the client and writing the report
Your work is only as useful as the recommendation it supports. You learn how to structure a land advisory memo, present risks honestly and set scope and fees for land engagements.
